There is some information on the City web site but they are in the process of updating it now. The information that was published in the newsletter is more accurate and up to date. Hopefully the city will complete its web site changes soon and have more current information available.

Replacement of a front door does require a building permit as per the Florida Building Code (FBC). This requirement applies to any components that are part of the building envelope due to wind loads. Port Orange is located in a Wind Borne Debris Region and anything constructed or altered must meet FBC wind load requirements. When replacing a door, window or garage door, it is required to submit to the Building Division a building permit application and Florida product approval for the items that are being installed or replaced. The documents must include manufacturer installation information and engineering that indicates the product meets at least 120 MPH wind loads.
 
We do allow emergency work to be done before a building permit is issued. If your water heater, air conditioning, electrical service or other necessary equipment were to require repair or replacement over a weekend or Holiday, that work could be completed before a permit is issued. A permit must be applied for on the next business day, we would issue the permit and complete the required inspections at that time.
 
Minor repair and maintenance usually does not require a building permit. What is minor depends on many variables and the particular item that is in need of repair or maintenance. In the case of a fence, if you are replacing a few posts or one or two fence panels, we would generally not require a permit. If the project involves replacement of several panels, we would require a permit. A permit would be required for this work so that we can inspect the fence for compliance with the City's Land Development Code and make sure that the fence is located on your property and as shown on your survey. When applying for a fence permit we do require a copy of the property survey, an original survey is not necessary as an accurate copy is acceptable.
 
We always suggest that if anyone is not sure if a building permit is required, please contact our office.
